Universal Design
Built in 1990, this Eagan home had remained largely untouched for decades. After raising their family and living in the home for many years, the homeowners—now empty nesters—were ready to refresh the space with the goal of making it more functional, comfortable, and sustainable for aging in place.
Designing for Universal Design and Certified Aging in Place principles in a home from this era presented unique challenges. Narrow doorways, stairs, sunken rooms, and tight spaces required thoughtful planning and creative problem-solving. Given the scope of work across multiple areas of the home, the project was intentionally phased to keep the home livable throughout construction.
Phase One included the Primary Bath and Suite, along with the Mudroom/Laundry Room and adjacent Powder Room. The Guest Bath was reserved for Phase Two, as it was the simplest space and served as the client’s only bathroom during the initial phase.
The Primary Bath was originally tight, cramped, and lacking function. Relocating the bathroom door from the bedroom was a key design move that allowed for a new and improved layout. Select walls were removed, and two windows were replaced to accommodate a new corner walk-in shower designed as a wet area. Andersen 100 Series windows with obscured glass were installed to ensure privacy and water protection.
Universal Design elements were incorporated throughout the space, including a shallow curb for easy access, an adjustable slide-bar shower wand for future mobility needs, and a large built-in bench for safe and comfortable seated use. Blocking was installed behind walls to allow for future decorative grab bars both inside and outside the shower. Non-slip tile was selected for the shower floor to further enhance safety. Large-format porcelain tile was used on both the shower walls and the bathroom floor for durability and visual continuity.
Custom cabinetry was designed to accommodate dual sinks and generous storage, including two large linen towers. Matte black fixtures, dramatic mirrors, and custom lighting complete the space. A sliding barn door between the bedroom and bathroom was added to eliminate clearance issues and improve accessibility. Quartz countertops, enameled cabinetry, and heavy frameless glass were integrated to complete the modern yet timeless design.
In the Powder Room, a more contemporary feel was achieved with flush white oak cabinetry, a vessel sink, quartz countertops with an extended backsplash, and an offset light fixture that adds visual interest. The large-format porcelain tile continues from the powder room down the hallway and into the Mudroom/Laundry Room, creating a seamless transition between spaces.
In the Mudroom/Laundry Room, the homeowners wanted a built-in look with additional storage. An existing closet was removed, and custom cabinetry was designed to fit the washer, dryer, and hanging space precisely. An elevated locker system replaced the former closet, while a smaller broom cabinet was added to store cleaning supplies. New lighting and cool earth-tone colors brighten the space, while durable Formica countertops, a stainless-steel sink, and a pull-out sprayer faucet ensure long-term functionality and ease of maintenance.

One of the primary challenges was transforming a small, compartmentalized home built in the early 1990s into a more modern space that aligns with Universal Design and Certified Aging in Place (CAPS) principles—an area in which GNB specializes.
Equally important was coordinating multiple phases of construction in a way that kept the project affordable while ensuring the home remained functional and livable for the clients throughout the remodel.
